Pre-settlement Inspection
A pre-settlement inspection, also known as a final walkthrough, is a crucial step in the process of purchasing or renting off-the-plan real estate. It typically occurs just before the official settlement or closing of the property transaction.
Extended Servicing Hours
On top of the standard agency trading hours (9:00am ~5:00pm, Monday to Saturday), our dedicated staff offer extended hours to hear the needs and demands coming from our owners or tenants. A guaranteed incoming call picking up servicing hour is extended to as late as 8:00pm (Monday to Saturday). Corresponding actions are arranged as soon as the third-party trading hours allow.
Representing Owners to attend Body-corporate Meetings
Attending body corporate meetings is important for several reasons. These reasons include but not limited to Staying Informed, Voicing Concerns, Participating in Decision-Making, and Active Community Engagement.
However, some owners are not able to attend the important meeting due to lacking time. Our authorized staff will be able to attend the meetings on behalf of the owners and report the meeting minutes to the owners. Voting or voicing on behalf of the owner will also be performed upon authorization.
Organizing Property Staging and Property Renovation
We coordinate renovation or property staging projects on behalf of owners, including sourcing contractors, obtaining quotes, overseeing work, and ensuring projects are completed to a high standard and within owner’s budget to maximize the property rental value.
Enhanced tenancy monitoring and extra Inspection Reports
Apart from the standard half-yearly or quarterly routine inspection report, we keep a closed monitor of the tenancy by organizing a more frequent property inspection while tenants are resident in the property. The inspections can be as frequently as monthly or bi-monthly upon pre-agreement with the tenants.
Enhanced Property Investment Reports
Apart from the market standard financial reports for rental management. We organize extra third-party financial reports such as Property Depreciation Reports, Independent Strata Reports etc. depending on the owner’s requests. We also provide free monthly property market data reports to support the owner’s future investment needs.
Enhanced Communication with Building Management and Strata Management
Apart from the standard liaising with the strata management and building management, owners can approach us for any issues they would like us to act as mediator or communicator with the building management, strata management and body corporate.
Professional Cleaning Services Arrangement for Owners or Tenants
Sometimes organizing a result-guaranteed cleaning for the places you stay can be time consuming. Owners or tenants can request us to organize professional cleaning services for the properties under our rental management. Cleaning performance result will be reported timely to the owner/tenant upon request.
Professional Moving-in/out Services Arrangement for Owners or Tenants
Owners or tenants can request us to organize professional removing services with licensed and well-insured moving companies. We will corporate closely with the building management to guarantee a smooth moving-in or out.
High Performance of Maintenance and Repairs
Coordinating and overseeing necessary maintenance and repairs on the property, including emergency repairs and regular upkeep. A guaranteed 24-hour response/update to the maintenance and repairs requests coming from the owner/tenant.
